What is the typical schedule for creating a hardscape or masonry project?
Step 1: Phone Consultation
Your project always begins with a phone consultation with our company owner Sina Kamran, an award-winning landscape designer. In this meeting Sina will discuss your project’s overall objectives, gain an understanding of your vision, budget and timeline.
Step 2: Budget Estimation
As a reference, most outdoor renovation projects cost about 7.0% of the home’s value. At Desing Scapes, Inc. we guarantee transparent pricing with no hidden fees or mysterious figures. Here’s some notes to keep in mind about the budget estimation:
• The design phase of the outdoor renovation project will account for 2.0-5.0% of the total cost
• If necessary, we can segment the project without compromising your vision. This helps our clients manage their budget more closely
• The cost of labor is directly dependent on how extensive the installation is
Step 3: Property Assessment
Once we determine the project estimate meets your needs, we then evaluate your property to determine any pre-existing structures, soil composition, utility access, unique obstacles and more. This step ensures that the design to follow is comprehensive and achievable.
Step 4: Design and Review
Collaboration is a big part of what we do, and something we enjoy taking on with the homeowner. Our job is to create your vision to the best of our ability. Once we’ve created an initial design, we’ll go through an extensive revision phase with the homeowner examining various layouts, patterns, materials and hues. Our goal here is not just to create a beautiful design but also to prevent unanticipated change orders and project delays. We pride ourselves on delivering on time. At the end of this phase, we provide a 3-D rendering of the project so both our construction team and the homeowner can get a realistic representation of the final product.
Step 5: Confirmation and Final Quote
Once the design phase is complete, we provide a final and firm quote to the homeowner. Since 2007 we’ve provided accurate quotes based on historical data. We never underbid to win a job. Our numbers are honest and transparent. Some factors we consider when creating the final quote are: existing site conditions, local regulations, material choice and designs you have already approved. After the design and final quote are approved, we begin scheduling the installation. The typical lead time is 3-5 weeks.
Step 6: Scheduling
You’ll receive a detailed schedule outlining material deliveries, installation days and payment deadlines before we begin working on your home. If municipal permits are necessary additional time may be required.
Step 7:Delivery of Materials
At Design Scapes, Inc. we’re sensitive to the fact that we’re working around your home. We intend to keep your home as peaceful as possible, so we schedule our installation days around the delivery of materials. Your designer and team leader will be on-site to supervise the work and ensure things run smoothly. As a reference, for every $10,000 spent on a project, the installation will run for five days.
Step 9: Project Cleanup
Every day we work on your home, we keep the workplace as clean and aesthetically pleasing as possible, but the final project cleanup is more thorough. We polish surfaces, remove surplus materials and make your outdoor area really shine.
Step 10: Final Project Inspection
Once the project is fully installed and cleaned up to our standards, we’ll schedule a final walkthrough with you and discuss maintenance notes, warranty information and functionality of your new space. Even after this walkthrough, we’re always available to return to make minor adjustments.
