Mar Vista is one of those neighborhoods in West LA where you get a bit more space than places like Westwood, but it still feels cozy compared to the big estates in Brentwood or Bel Air. That means if you are thinking about remodeling your backyard here, you have some real room to work with. At the same time, it is still important to plan things out before you start digging.
Here are five questions worth answering before you start.
1. What Do You Actually Want to Use the Yard For?
It might sound simple, but most people actually skip over this part too quickly. Do you want a spot to entertain friends, a quiet place to unwind after work, a play area for the kids, or maybe a garden that does not need much upkeep? Each of these leads to a totally different design. Try to get as specific as you can. Saying you want ‘a nice backyard’ is not enough. Something like ‘a space where we can have six people over for dinner a couple times a month’ is much more helpful.
2. How Much of the Yard Needs to Be Hardscape Versus Softscape?
Think about how much of your yard you want to be hardscape, like patios and walkways, versus softscape, like grass, plants, and garden beds. More hardscape usually means less maintenance down the road and a more structured look. More softscape gives you more greenery and a softer feel, but it does mean more upkeep. There is no right or wrong answer here. Deciding on this balance early just helps keep your design on track.
3. What Is Your Realistic Budget Range?
Backyard remodel costs can really range depending on what you want to do, the size of your yard, and what is already there. Instead of just picking a number out of thin air, it is best to talk honestly with your contractor about what things usually cost in Mar Vista. If you know your budget range before you start designing, you will avoid the headache of falling in love with a plan and then having to cut it back later.
4. Are There Any Site Conditions That Could Complicate the Project?
Drainage issues, mature trees you want to keep, slope changes, or existing structures like a shed or detached garage can all affect both the design and the cost of a remodel. Walk your yard with a critical eye, or better yet, with your contractor, before finalizing any plans. Catching these issues early is far cheaper than discovering them mid-project.
5. What Is the Realistic Timeline, Including Permits?
Remodeling a backyard usually takes more steps than most people expect. There is the design, permits if you need them, getting the site ready, putting in the hardscape, and then planting. Make sure to ask your contractor for a realistic timeline that covers all these stages, not just the building part. This way, you can plan for any disruption and you will not be caught off guard by how long things actually take.
Why These Questions Matter
Taking the time to answer these five questions before you get started does more than just help you talk to your contractor. It helps you get clear on what matters most to you, which makes the whole design process go faster and cuts down on expensive changes later. When you start a remodel with these answers in hand, the whole project usually goes much more smoothly.
Writing Your Answers Down
I always recommend writing down your answers to these five questions before you meet with any contractors, instead of just thinking about them in your head. Even a quick summary gives you something solid to share with your designer or to look back on if the conversation goes off track. It also makes it much easier to compare different contractor proposals side by side, so you do not lose sight of what was most important to you from the start.
If you are getting quotes from more than one contractor, which I usually recommend for any bigger project, having your answers written down ahead of time helps keep things fair. That way, each contractor is working from the same set of priorities, not just whatever you happened to talk about that day. It makes it much easier to see if a price difference is because of a real difference in what is being offered, or just a difference in how well each contractor understood what you wanted.
